Funding a Chapin deal

Hard Money Lenders in Chapin SC, and Why the Land Changes the Loan

A lender who happily funds a subdivision flip may say no to raw acreage or a mobile home. In Chapin, know what you’re buying before you know who you’re borrowing from.

The same lender can say yes to one Chapin property and no to the one next door.

That surprises people. But Chapin’s property mix — lake-adjacent homes, newer construction and older rural parcels — includes things many lenders treat very differently. A dated house on a standard lot fits a typical fix and flip loan. Raw land often doesn’t. A mobile home on acreage may not either.

One thing up front: I’m not a lender, and I don’t make loans. I’m Ben Lovro, an investor based in Lexington who has borrowed to buy, renovate and hold property across the Midlands, including land deals in rural counties. This page is education on how investors fund deals in Chapin SC and what to ask before anyone’s money is involved.

How to fund a real estate deal in Chapin SC: start with the property

Before you call a single lender, sort your deal into one of these buckets. The bucket narrows the funding options fast.

A house that needs work on a normal lot. This is the most financeable. Hard money, private money and, once renovated, bank or DSCR financing all come into play.

A house on acreage. Lenders may value the house and the land differently, and some cap how much land they’ll include. Ask early.

Land with a mobile home. Some lenders won’t touch older mobile homes at all. Whether the home is titled with the land or separately can change the conversation.

Raw land. Many house lenders don’t fund it. Investors often turn to cash, partners or seller financing instead.

The main funding options in Chapin

Hard money

Asset-based, short-term loans for purchase and rehab from private lending companies. Fast and flexible on condition, costlier and shorter than bank money. Best fit: a dated Chapin house with a clear scope and resale plan. Learn the structure on hard money loans.

Private money lenders in Chapin SC

Individuals who know you and lend their own money, documented by attorneys and secured by the property. This is often the more realistic option for land and unusual rural properties, because a private lender can look at the whole deal instead of a box. Respect it: put everything in writing, and be aware that raising from many people can raise securities questions. See private money lenders.

Seller financing

On long-held rural land, the owner sometimes prefers to be paid over time. When it fits, it can solve the problem a lender won’t. An attorney should draft every piece of it. Read seller financing.

Local banks, credit unions and DSCR

Community lenders sometimes finance investors they know, especially for completed rentals. DSCR loans qualify mostly on whether the rent covers the debt and are common for refinancing a renovated family rental. Both usually want the property in decent shape.

Partners

A capital partner with a documented joint venture can fund a deal no lender will touch. Roles and money go in writing first.

How to vet fix and flip loans in Chapin SC

Finding a lender is easy. Finding one who funds on time, draws fairly and doesn’t bury you in fees takes a little work.

  • Ask other investors who are actively closing in Lexington County who they trust. REI Skool is a good place to ask.
  • Get a written term sheet before you pay anything beyond normal application or appraisal costs.
  • Talk to a past borrower. A real lender can connect you with one.
  • Check for patience. Rural renovations involve wells, septic and surveys. A lender who panics at a delay isn’t a fit.
  • Will you lend on this property type — house, acreage, mobile home or land?
  • Do you fund purchase only, or purchase plus rehab?
  • How do draws work, and who inspects rural properties?
  • What is every fee from application to payoff?
  • What are the extension terms if septic, well or permit work delays the project?
  • Is there a prepayment penalty?
  • What do you require from me — experience, reserves, a scope of work?
  • Can I use my own closing attorney?

Get the deal right first

Lenders follow good deals. If your Chapin purchase price, scope and exit plan hold up on paper, the money conversation gets easier. If they don’t, no loan will rescue the deal.

Do your homework on the parcel with land due diligence, then match the money. For flips, see flipping houses in Chapin SC. For holds, see rental property investing in Chapin SC.
